Pre-Listing Inspection

A pre-listing inspection will give you an idea of things to work on in a prioritized list before placing your home onto the market. Not only can it help expedite the selling process, but it can potentially even increase the property's sale price. Additionally, a pre-listing inspection can help reduce the chances of a sale falling through due to unexpected issues with the property that can crop up during the negotiation or buyer's inspection.

Buyer's Inspection

Our buyer’s home inspections are are designed to perform a high quality, sensible inspection of the home. We will take the time needed to accompany you in a walk-through and inspection of the home you’re interested in buying. Using many years of home evaluation experience for banks and realtors, we will identify potential issues and clearly and concisely formulate them into a prioritized and easy to read report using our state-of-the-art home inspection Spectora software. Remember, a quality inspection always makes great sense!

Property Wellness Checks

Do you own a second property at the shore that you constantly worry about when its vacant in the off-season? Wonder no more, with a custom property inspection that can be thoughtfully tailored to your needs and frequency desired to give you peace of mind (A bi-weekly check is recommended). I work on my own and do not sub-contract any work, so no one else will ever enter your property. This is a service that I have been providing realtors and banks with for over ten years and I have proudly and meticulously performed these "wellness checks" on thousands of properties. I have also caught countless issues over the years that could have resulted in catastrophic damage if the house had not been checked on, such as fire hazards, heating systems that become inoperable due to a power blink. I will provide you with a checklist of the items checked and photographs of the property as well to identify any issues found.

My passion is helping my clients make informed decisions and give them peace of mind about their property investments. With over 10 years of experience in providing the crucial service of privately inspecting and evaluating properties for banks and realtors, I have become a pro at identifying potential issues and providing recommendations to enhance the marketability of properties. It only made great sense to obtain my New Jersey Home Inspectors License, which I earned through rigorous training from the nation’s top Home Inspectors Institute, Inspection 21. I also received one of the highest scores ever recorded on the NJ State Home Inspector’s Examination. I am truly passionate about helping others and I am proud to serve you and I take great care and pride in any task that I take on. I draw from an extensive 35 year multi-faceted background in customer service and management on all levels, always focusing on delighting customers, analyzing business trends and successfully managing teams of up to 85 associates. I’m thrilled that I made the decision to take all of my experience over the years and start my very own small business, Sensible Home Inspections, LLC. I’m excited to continue growing my business and helping homeowners and buyers make informed decisions about their properties, and I am looking forward to meeting you and helping you in any way that I can!

As someone who is dedicated to serving my community in any way that I am able, I am honored to serve as an active school board member of the Millville Board of Education. I was a 1995 graduate of Millville High School, so this board membership means a great deal to me and I take it very seriously indeed. I also enjoy serving as an usher at my church every Sunday. Spending time with my family, spending time at the NJ Shore, skiing in Vermont, and sailing on the Chesapeake Bay are but a few of my favorite pastimes. I also love anything to do with steam powered railroad and farm equipment.

Your Report

We pay attention to the details so you don’t have to.

While Sensible Home Inspections, LLC encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.

Regardless of whether or not you attend the inspection, we will compile a detailed Spectora report, which includes important information you need to determine the condition of the home.

We will deliver your report within 24 hours of the conclusion of the home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.
